<p>This concrete baffle slows the discharged overflow water into the existing creek at Mallard Lakes on the corner of Hardin Road.  A similar but perhaps larger structure would be built on the Eldorado Homeowners Association property and discharge into the creek or the reflection ponds.</p>

<h3>Woodstream and Colonial Drainage Easement</h3>
<p>The Association contacted the city of McKinney concerning this drainage easement in the common areas between Woodstream Lane and Colonial Circle.  The City has shaped the drainage easement and placed a seeded erosion preventative covering on the area.</p>

			<content:encoded><![CDATA[<p>The Association has obtained two engineering studies which study properties, equipment and other items owned by the Association and then project repair and replacement cost for these items. The Board of Directors uses these projections to fund the reserve from your annual assessments.  It is recommended to conduct Reserve Studies every five years.</p>
<p>The Fisher-Smoucha Consulting Reserve Study was completed in 1997.  At that time the Eldorado Homeowners’ Association did not own any part of Eldorado Lake or the reflection ponds.  To see this   Reserve Study <a title="http://www.eldoradohomeowners.org/wp-content/uploads/pdf/Fisher-Smoucha%20Reserve%20study%201997.pdf" href="Fisher-Smoucha Consulting Reserve Study" target="_blank">click here</a>.</p>
<p>At the same time this study was being conducted, the Association asked another company to investigate drainage in the area.  This study was conducted by Baird, Hampton and Brown.  To see this engineering report <a title="Lakes and Stream engineering report 1997" href="http://www.eldoradohomeowners.org/wp-content/uploads/pdf/Lakes%20and%20Stream%20engineering%20report%201997.pdf" target="_blank">click here</a>. These estimates were not included in the Reserve Studies.</p>

			<content:encoded><![CDATA[<p>Eldorado is widely known for extensive, theme-based Christmas lights and decorations.  People come from great distances each year to drive through our streets and enjoy this tradition.  This is an exciting and unique aspect of the culture and aura that attracts families to Eldorado.  Several families have recently moved into our neighborhood and are not familiar with this tradition.  Other families have been participating, but are not entirely clear on the guidelines we have in place to maintain our theme and structure.  An overview with guidelines is provided below as information to all Eldorado residents.  It is a goal to put up lights/decorations prior to the end of Thanksgiving weekend.  Directional signs will be placed to direct traffic through the neighborhood. Common areas and subdivision entry ways will be decorated by the Association on the weekend prior to Thanksgiving.  Lights are to be taken down after New Years Day.  In past years, homeowners have used the white miniature lights.  Multi-colored, multi-sized lights, icicles lights and flashing lights have been used as well.  Each street has a theme (summarized below).  Be creative with yard decorations that support your theme.  If you have any questions about your street theme, please contact the Association at info@eldoradohomeowners.org, the &#8220;contact us&#8221; page on this web site, or the property manager.</p>

<h3>Upper Reflection Pond</h3>

<p>This reflecting pond (first of three below the main dam) has a damaged wall. Several timbers that cap the stone retaining wall have become detached from the wall and washed down stream.  Repair consists of replacement and fill dirt hauled in to support the wall where the soil has been washed away</p>
<h3>Lower Reflection Pond Erosion</h3>

<p>This is the third (lowest) of the reflecting pond where the water dumps into the Comegy Creek that runs under US Highway 75.  It has a very bad leak in the area.  Water leaking from the wall and returning to the spillway has washed a large cavity into the adjacent lawn area.</p>

<h3>Trees</h3>

Large wooded area between lake and homeowners has very thick canopy and will not allow grass or vegetation to grow.  Area is not maintained and collects debris and junk. Adjoining neighbors asked EHOA board members to see what may be done to fix the problem.</p>

Our signs that are located at 2 of 3 entrances, (Eldorado Parkway, US 75 access road and Country Club drive) have deteriorated and are in need of repair.  Most of this damage is due to the elements and lack of a regular maintenance program to keep them in repair.</p>

No buffer for electrical boxes. Consider plants or bushes to hide the electrical boxes.</p>
<h3>Common Area Drainage Easement</h3>

Water drainage problem in the Common Area between Colonial and Woodstream.  The City of McKinney will assist EHOA with the solution.</p>
<h3>Overgrown Shrubs</h3>

<p>Large shrubs tend to mask the smaller plants that are planted to add some color.  Consideration to be given for removal of shrubs so that colors will not be masked.</p>
