Handbills placed on your property: According to the McKinney City Ordinance if you place a “NO SOLICITORS” sign on your door, letters at least 2/3 of an inch high, in a weatherproof card not less than 3 inches by 4 inches, – you should get no handbills.

Block Captain

Oh Captain, My Captain…
Ok, so what is a block captain? Do you get a whistle and a clip board? Do you check up on your neighbors’ yards? Does it require a big time commitment?
No, No, No, it’s just a chance to serve your community in a small way… or a big way if you choose. It’s up to you!
Block captains are not responsible for looking for covenant violations, that’s why we have a management company! The time commitment is what you decide.
Here are some things block captains do:
- Greet new neighbors and give them a list of all the essential local numbers.
- Help organize your block for National Night Out.
- Help Organize an Annual Neighborhood Clean up
- Help distribute Invites for the New Annual Community Picnic
Here are some things a block captain CAN do:
- Distribute invites to the new community wide picnic.
- Organize a phone tree.
- Include a plate of cookies with the greeting of the new neighbor.
- Organize a fourth of July parade
- Keep and distribute a contact list for the street
Below is a list of the streets in the HOA and the number of homes on each street, if you are interested in distributing invites for the picnic, assisting your block captain, or becoming a block captain. Pleas email info@eldoradohomeowners.org.

Work in Progress

A pipe has been added to the lake side of the dam. This pipe will be filled by an overflow siphon (inside the forms shown here). The pipe at Eldorado will be a 60 inch pipe.
Mallard Lakes Dam work in Progress
This concrete baffle slows the discharged overflow water into the existing creek at Mallard Lakes on the corner of Hardin Road. A similar but perhaps larger structure would be built on the Eldorado Homeowners Association property and discharge into the creek or the reflection ponds.

Woodstream and Colonial Drainage Easement
The Association contacted the city of McKinney concerning this drainage easement in the common areas between Woodstream Lane and Colonial Circle. The City has shaped the drainage easement and placed a seeded erosion preventative covering on the area.

Master Plan Notebook
Posted by: | CommentsThe Master Plan Notebook was produced by the developer during the planning phase of the subdivision. Originally called Timber Creek Village, it is now known as Eldorado. This notebook is cited and referenced in both the By-Laws and the Document of Conditions and Restrictions of the Eldorado Homeowners’ Association, Inc.

Engineering Studies Obtained
Posted by: | CommentsThe Association has obtained two engineering studies which study properties, equipment and other items owned by the Association and then project repair and replacement cost for these items. The Board of Directors uses these projections to fund the reserve from your annual assessments. It is recommended to conduct Reserve Studies every five years.
The Fisher-Smoucha Consulting Reserve Study was completed in 1997. At that time the Eldorado Homeowners’ Association did not own any part of Eldorado Lake or the reflection ponds. To see this Reserve Study click here.
At the same time this study was being conducted, the Association asked another company to investigate drainage in the area. This study was conducted by Baird, Hampton and Brown. To see this engineering report click here. These estimates were not included in the Reserve Studies.
The most current Reserve Study was completed in 2004 by Criterium Engineering. It does not include any of the lakes, dams, or bridges which are owned by the Eldorado Homeowners’ Association. To view this Reserve Study click here.

Property Modification Committee (PMC/ARC)
Posted by: | CommentsThe Property Modification Committee (formerly Architectural Review Committee) meets on the first and third Monday of each month.
A modification is defined as any new construction, exterior alteration, change, remodeling, addition or renovation of any building, structure, fence, landscaping, wall or exterior improvement of any kind or nature.
The Property Modification Committee is responsible for approving all new construction and modifications to the exterior of that structure and site.

Holiday Street Themes
Posted by: | CommentsEldorado is widely known for extensive, theme-based Christmas lights and decorations. People come from great distances each year to drive through our streets and enjoy this tradition. This is an exciting and unique aspect of the culture and aura that attracts families to Eldorado. Several families have recently moved into our neighborhood and are not familiar with this tradition. Other families have been participating, but are not entirely clear on the guidelines we have in place to maintain our theme and structure. An overview with guidelines is provided below as information to all Eldorado residents. It is a goal to put up lights/decorations prior to the end of Thanksgiving weekend. Directional signs will be placed to direct traffic through the neighborhood. Common areas and subdivision entry ways will be decorated by the Association on the weekend prior to Thanksgiving. Lights are to be taken down after New Years Day. In past years, homeowners have used the white miniature lights. Multi-colored, multi-sized lights, icicles lights and flashing lights have been used as well. Each street has a theme (summarized below). Be creative with yard decorations that support your theme. If you have any questions about your street theme, please contact the Association at info@eldoradohomeowners.org, the “contact us” page on this web site, or the property manager.

Board Tour

This small dam located on the upper side (west) of the main lake is a menace and a breeding ground for mosquitoes and snakes. The water is stagnant, the pond is full of silt and trash that has washed down from upper stream. The water has a bad odor. Pond needs cleaning near water spout so overflow will go through pipe under walkway and not over top.

Upper Reflection Pond
This reflecting pond (first of three below the main dam) has a damaged wall. Several timbers that cap the stone retaining wall have become detached from the wall and washed down stream. Repair consists of replacement and fill dirt hauled in to support the wall where the soil has been washed away
Lower Reflection Pond Erosion
This is the third (lowest) of the reflecting pond where the water dumps into the Comegy Creek that runs under US Highway 75. It has a very bad leak in the area. Water leaking from the wall and returning to the spillway has washed a large cavity into the adjacent lawn area.

Tree destruction due to vehicle out of control and subsequent recovery by a wrecker.

Trees
Large wooded area between lake and homeowners has very thick canopy and will not allow grass or vegetation to grow. Area is not maintained and collects debris and junk. Adjoining neighbors asked EHOA board members to see what may be done to fix the problem.
Eldorado of McKinney Signs
Our signs that are located at 2 of 3 entrances, (Eldorado Parkway, US 75 access road and Country Club drive) have deteriorated and are in need of repair. Most of this damage is due to the elements and lack of a regular maintenance program to keep them in repair.
Rear of Sign – Utility Boxes Visible
No buffer for electrical boxes. Consider plants or bushes to hide the electrical boxes.
Common Area Drainage Easement
Water drainage problem in the Common Area between Colonial and Woodstream. The City of McKinney will assist EHOA with the solution.
Overgrown Shrubs
Large shrubs tend to mask the smaller plants that are planted to add some color. Consideration to be given for removal of shrubs so that colors will not be masked.
